So my offer on a place has been accepted and I going to organise inspections tomorrow. I don't particularly want to use the one recommended by the real estate for independence reasons.
Anyone have any good ones? There are a couple (below) which do all 3 inspections (Pool is a must, as it's old with newish seeming pump, but while legal now, the fencing will not be once it falls down). Don't mind paying for it and looking for separate pest/building inspections as the combined cheapie places are dodgy. I am considering going for these guys: http://www.pro-check.com.au/ - Do Building, Pool, Pest Inspections. Look like they have decent reports and coverage with photos. They get a pest guy to come in for you so that's good (means it's a professional pest guy). Anyone had any bad experiences? Will call and confirm they use thermal imaging technology and s*** too. Just FYI I considered the following also: http://www.actioninspections.com.au/ - Do separate pest and building and look at heaps of stuff by the look of it - but don't seem to do pools. http://www.asbir.com.au/reports/building_pest/index.html - Same as above http://www.qbpr.com.au/information.html - fast but the same above http://inspectdetect.com.au/services.html - Seem to be pretty good, do pools, but thinking they might be a bit light on the details. ....Solicitor's anyone? That's a tomorrow job me thinks |

is it a simple residential job?
That'd be the only time that I'd use them. Otherwise PM sent. edit: Simple meaning; nothing that can possibly go wrong, house newish, finance approved, no development in the area that could affect your house, short time frame for settlement, sellers willing to do whatever you ask. last edited by fade at 08:04:44 15/Sep/09 |

Stay the hell away from Conveyancing Works. They are useless. The suck with communication, and they're not lawyers. If anything comes up that does require a lawyer's input, that's more money you have to spend than you would have if you just used a solicitor in the 1st place.
Examples: 1) When I bought my last place I was dumb enough to go with Conveyancing works. They offered incomplete rates searches, missing that the house had not received final building approval for plumbing and the garage. They also did not communicate with the agent on settlement day, leaving us dicking around all day waiting for the keys. We didnt get the keys until the day after due to this. 2) I just sold my house. The buyers chose Conveyancing Works. I did not bother getting those final inspections noted above. Since conveyancing works are so slow to communicate, the building inspection deadline passed before they did the rates search. The buyer wanted me to organise the inspections, but my lawyer said not to. I have no obligation since they did not exercise due diligence in time. Ask ANY agent what they think of Conveyancing Works. I think you'll find they all say the same thing. It's only an extra few hundred for a real lawyer, don't cheap out on the biggest purchase of your life. As for the building inspector. Just make sure they have a thermal camera. Simply tapping on the walls isn't good enough IMO. |

We used pro check when we got our place.
Seemed to do a good job and the pictures and detail they go into are useful (I wasn't able to be at the inspection, my wife was). We have had our place for maybe 6 months and we haven't found anything that they missed. |

If anything comes up that does require a lawyer's input, that's more money you have to spend than you would have if you just used a solicitor in the 1st place. wrong, fixed fee that they agree to when they've seen your papers they tell you before you have to spend any more money. if you have to get another lawyer involved they say so and give you the option of going to another lawyer yourself if its not conveyancing they don't do it, hence the other lawyers they are however a "law firm" they don't "suck with communication", you dont need to communicate with them at all I dropped my papers off and literally never spoke to anyone before they couriered the papers back to me and the bank, it was just done and for the exact fee they told me it would be |

^ my point there was if you had to involve other lawyers, you would have had to involve them with any conveyancing place you used ..

these guys are great
and listen to Furgle, he is 100% right. Its the same difference between going to H&R block and a real taxation agent, there's no comparison. |

Teq - lawyers will do a conveyance on a fixed fee as well, and you will get professional service.

Conveyancing Works was a bunch of non-helpful s*** eaters when I tried to use them, so I went with some cheap one in Spring Hill: John Harris Solicitors http://www.affordableconveyancing.com.au/contactus.htm

i realise im probably bumping this... but i just want to add 2 cents
I work in the industry, i know many Conveyancing Works staff... they are the budget solution.. if nothing goes wrong, theyre probably fine in 90% of cases... but, they do charge more than they suggest... they are solicitors, but will not take on any disputes... (ie. if anything out of the usual happens, you have to take your file elsewhere and pay more).. some of their staff, who handle your file from start to finish, are so inexperienced and incompetent.. you are better off doing it yourself. ring around, get a handfull of quotes... i work at this place KRG Conveyancing - Brisbane Gold Coast I can assure you we are better, and cheaper... how? because our systems are far superior to anyone else in the industry... |

stay away from conv. works. you get what you pay for. the bare minimum. building and pest i got a guy from 'focus' he was awesome. although he is based at sunny coast. he had the thermal camera. was hilarious when he ripped out the thermal camera. he said this detects any moisture. then proceeds to point it at the smoking hot real estate chick. never seen a girl move so fast to hide. laughed sooo hard. we never bought the place cause he was so good he helped us avoid a big mistake. |

When it comes to pest inspections I would use the guys that have a sniffer dog. I used them once when we were looking at a place and the dog found them in the wall where there is no way anyone would know otherwise.

We used qbpr.com.au and they were pretty good, 3 blokes came out and gave a detailed written report at the end of the day.
