sup noobs

Looking to buy a place around the city/valley/spring hill/south bank/brisbane/gabba/toowoong to live in for a bit and prob eventually rent out when teaching o/s.

Looking to spend under 250k and preferably have a nice view from its balcony with a decent sized kitchen

Im noob so all advice would be appreciated re:place and time to buy

Its a bit more worthy of a thread than where to buy grundies haha - btw got pairs of pierre cardin for $6 each on sale at harris scarfe ftw

250k will get you a 1 bedroom unit. in any of those areas. Look for an older building for low rates + bigger kitchen.

Just be aware of fees associated with units and stratas and what not, along with the restrictions of doing anything with your unit without getting their approval

my advice: www.realestate.com.au then ask the agents all the questions about the properties.

250k will barely get you a studio in the valley ..

I've got a 2 bedder in cathedral place (valley) - was mid 300's when i bought it and its now worth 400+

in the same complex a 1 bedroom goes for about 300k+ now, studios are still 250+
and by studio, I mean you walk in and theres a wall behind your lounge room where your toilet/bathroom are, then your lounge room is also your bedroom and kitchen

you wake up in your kitchen every day, I s*** you not

yeah you're gonna need a time machine to get something decent at that price im afraid. could you spend more and have a flatmate?

borrow 350000 @ 6.5% + 50k deposit = $400k to play with, repayments at ~500p/w

take in a flatmate @ $200/250 a week inclusive and you're loling

but then he needs a 2 bedroom, which is pretty hard to do @ 350k
my suggestion would be to buy the 1 bedder and rent it to some students - they take over $300 a week and you only owe the bank about 300k

then just continue living with your mum, or rent a house out in the suburbs
owning the property is the important part, not if you live there or not

I don't live in mine but it doesn't matter because the rent I pay where I'm living is less than the rent I'm getting for my place
you will however have to "live" there for the first 6 months to get your $14k

I'm on the south west corner and they're all pretty big, the neighbors in the middle units get like 1/3 the size

Dunno if you'd be interested in West End, but that's probably your best bet if you want 2 bedrooms. Otherwise, for a one bedroom place you'll easily get something inner city for that price. Just chuck a few suburbs into realestate.com and put in your requirements.

yea it sucks pretty big wang...

Theres a few one bedders in southbank for 240-250k but theyre pretty small

Only earn like 50k anyway so can only really just afford that even :/

2nd job here i come :(
