has anyone built their own home using the 21k you get from the first home owners -build your own home- grant? what areas do people think you can get a pretty sweet house price for <400,000 for around brisbane? |

probably not gonna happen unless you want to go to inala or Woodridge.
Even where I live, which is just on an hour to brisbane, land is 200k+ for 1 acre, add on 200k+ to build a house (a decent house). That puts it at 400k, but then a few more to finish the outside landscaping etc. Saying that, the house next to me just sold for 300k, decent sized newish house on 1 acre, but the house needs alot of work, no driveway/landscaping/grass etc, and it sold relatively cheap cause the people wanted to sell quickly. Probably the best time to be buying, interest rates low, people selling lowish becuase they dont have a job etc. |

Friend of mine got a house, fully reno'd kitchen and bathroom(never used) in moorooka (10km from city) for 385k. Polished floors, the lot. His dads in real estate though....and its a f***ing BARGAIN...but there are bargains out there. |

How? Isnt land like 200k+ there? its my first home, so i dont care about land size. if i wanted a big yard to mow, id stay at my parents house (on acerage in the sticks) 300m2 block for $180. gonna ad some extras like cabled rooms, air con, remote garage, 900mm oven and solar panels, and remove stuff i dont need, like fancy cornices, fans in the 2 bedrooms i dont need, and mirrors on those cupboard doors. Doesnt leave much for the actual house building. your right, about 1m each side of the house! lol. but its about 5x times my London flat i spent 6.5years in. could you be clearer trog? i assume you mean the spelling error the the wankers/trolls already alerted me to? - either way it's fixed now.
so what are a few suburbs, much like inala that are cheep/within driving distance each day to city that are less known? has anyone noticed any suburbs that realestate is reasonable in but not past the limit? i'm sure there is lesser known suburbs just like inala. Hell birkdale, thornside, ipswitch, inala etc all used to be holes... but they came up once it built up a bit etc. |

haha infi, you obviously saw birkdale sometime in the last 10 years... before cleveland got its police station thornside used to be ALL government housing... next door was people who could only afford the most shanti houses... birkdale... and cleveland had a very serious gang problem... literally could see like 5-6 a night ... the train stations were the backbone for most gangs around the area... massive fights usually involving weapons. cleveland then had raby bay built next to it and million dollar houses ... which then called for an asian developer to build the marina area and he hated the gang issue so he pushed his pen weight around and got the cleveland police present increased which identified the problem to official channels and eventually prompted the cleveland police station to be built... from then on the council directed the same plans to develop a 'high society' area like raby bay in birkdale which brought that up and now the council has focused all the same plan at thornside for the mangroves at the farn north area... which developers with their fingers in places they shouldnt be of course already know which is why all the land was brought up in vast quantities for pittance many years ago despite it being mangroves at the moment the week after the council zoned the area as part of the raby bay, birkdale and thornside project ...
sigh. just, f***ing sigh. |

My dad has a small but nice low-set brick house with nice carpeted bright interior, recently modern with a decent backyard for about 380K at Bracken Ridge. He bought the house though, didn't get it built. Nothing like crummy post war suburbs. About 5 mins from Sandgate/Shorncliffe beach and in a nice working class area.

So condensed version is developers buy s***ty land, make it seem like it is now an exclusive area and sell small blocks of land for ridiculous price, isnt that what happens everywhere?
Springfield and that place with the golf course is right next to goodna/camira/redbank and now its an expensive area. |

and it's like an hour and a half to the city Are u serious? I dont live in sprinfield, but it aint an hour to the city. I live in jimboomba, which is further, and I can get to west end in 1 hour, sometimes 5-10 longer with realy bad traffic, but also sometimes in 45-50 mins in good traffic. |

I just started building a Studio home (like a detached unit i guess - 2 bedroom) at Springfield Lakes. Land $100,000. Home $190,000. Buying off the plans is about $110,000 cheaper in this instance.

I'm over it now, can't be f***ed with partying every weekend so I have no reason to live close anymore I'm trying to convince my parents to sell me their place so they can retire and f*** off around Australia!@(win:win) in future if I really want to go out in the city I wont mind paying for the odd cab, small price to pay for a lawn/shed/driveway etc |

salisbury, nice sized blocks (we're on 750sq), couple of skools, train, aldi, 15 minutes to west end, probably the same to the city on the freeway seem to have a bit of a chocolate bickie influx from moorooka though, as long as they arent robbing my s***, im happy u mite be able to find something in your price range around here, but it would be a bit of a fixerupper, or small last edited by Spook at 17:55:36 14/Jan/09 |

We just bought a place for a bit over $300k in Kallangur. 2 states schools within walking distance with a high school coming up in the next 2 or 3 years, fairly close to Northlakes (about 5 min drive to 2 golf courses). Takes me 25 mins to get to the gateway bridge with only 2 sets of traffic lights between me and it. Large 730sq land.
Kallangur has some good buys, check it out. |

North Lakes is nice enough, can get a house out there for between 300-400k albeit a smaller one. Commuting sucks though but if you can stick it for a year or two you'll reap the words of getting into the property market.

If im going out to the city someone is either deso, or we just get a room to stay for like $100bucks. Dont go out every weekend or even every month so no big deal. Large 730sq land. FYI, 730sq aint realy big, better than some of the 400sq blocks I guess. i deliberately select a suburb and turn off 'show properties in surrounding suburbs' and yet i still f***ing get properties that are not in the suburb i specify or have less bedrooms etc :( |

The key problem I have is that I'm picky about train stations. I suspect there's a high correlation between train station proximity and crime rate. I want to live near one because trains are f***ing awesome but I also like my stuff to stay in my house.

There are lots of places going for under $400k (600m2+). Even if they're advertised at over $400k you can negotiate down. Grow a sack and negotiate hard. |

You guys is crazy. There is plenty of places within 10k of town up to 3 beds between 350 and 400. Even cheaper for duplex's or townhouses. Most of the blocks will be 400sq but that is plenty big enough.

Go gas mooby, much cheaper to buy than those induction things and probably alot more reliable in the long run.
We just renovated the kitchen and went smeg gas top and smeg electric oven, both are ace. |

Parents just got induction. I've cooked about 6 meals on it and it's been win so far...definitely the best stove I've ever used. Need to get special magnetic pans though which are $$$, but overall beats gas hands down imo.

You can buy places around the bad parts of Moorooka and even as close in as Annerley for ~$400k. I bought an investment place late last year in Mt Gravatt for $320k, 3 bedroom, 2 bath, 420m2 block. |

i live golden beach (caloundra)
(10 mins to bruce h/way...quicker when caloundra road is finished.) i work at bowen hills (soon to be hendra, even better) takes me 1 hour 10 mins to arrive at 9am. 55 mins to arrive when i start at 530 am. the winner with taking travel time off is your start time. if you can swing a start time other than 730 - 830 you will take half hour off your journey. travel time to work shouldnt be the biggest contributing factor. unless i guess if finances are so tight you cant afford the extra 50 bucks a week on fuel/public transport i spend about $130/week on diesel atm. i lived shorncliffe area most of my life. traffic is a breeze every morning and afternoon. there are so many options if traffic dies in the arse. southside or westside not so lucky. move where you want to live or can make some good return with the impending sale down the track. i used to travel to the sunny coast every weekend, now i do more trips to brissy but when its MY TIME on the weekends, i'm not travelling !!(my boy was living up here with his mum only, now he lives with me more) try narangba or somewhere like that if you want a house and land and still under 400k. takes 30-40 mins max to/from the city whatever time. if you stay the f*** off gympie road. |

Average house prices in Albany Creek are dropping fairly quickly if the intarweb is to be believed. Probably a bit far out for you though.

Gas is cheaper to cook but induction supposed to be better if you require constant temp but you'll need correct pans for induction to work. You don't need a smeg though, they're pricey there are some good brands out there. Having said that I bought my mum's unit the 6 burners smeg stove/oven but she's a chef so it's work it for her :). |

travel time to work shouldnt be the biggest contributing factor. Unless you can't be arsed wasting two hours everyday just to go and slave over at work... Like me... 30 min train ride + 10 min drive is enough for me. Just moved into my dad's house at Bracken Ridge and thats about as far as I would go away from work. |

travel time to work shouldnt be the biggest contributing factor. its not the biggest factor, but its a major factor im not going to waste hours of my life driving to and from work i got better things to do with my time |

^ Totally, Takes me a 30-40 min each way drive to work now. Waste fuel, car usage etc.
Or I can get the bus soon, probably still take 30 min, but at least I can read a book or study. Or get a bike and ride to work in almost the same amount of time - anyone ride into the city from the northside? (ie lutwyche road etc) |

Yeah living close to work is important.
Having lengthy travel times everyday would suck. A mate of mine used to travel from Gosford area to inner Sydney, daily. Took him about 2 hours each way :/ |

couple of hours each way man, that was dedication (also, its a car killer) |
