looking for a 1st home buys house and was just wondering.... what are the really fu$#^d up neighbourhoods to avoid?

i've heard plenty of bad s*** about inala, woodridge, kingston... I'm looking at 270-300k~ish was just wondering if anyone knew of a suburb worth targeting. being using www.realestate.com.au and looking through realestate agencies 'display windows' IRL.

Anyone with advice to go for or avoid, please, feel free son.

For a House on the south side maybe Acacia Ridge, Durack or Algester. Out west it seems to go to that price range around Gailes/Goodna. I didn't look for anything further out than that due to the travel times to get to the CBD for work.

The worst areas are probably the best known. Some of Logan, Inala, Deception Bay etc. There are OK areas within them though. I'd probably stay away from the Stones Corner area also (Lived there for a bit, lots of junkies).

Really, if you pay market value or less for a house the area isn't too much of an issue. Just get a dog and reasonable security and insurance :)

Maybe if you suggested some things you needed to be close to (public transport, shopping, work etc) we could suggest some nicer areas instead of trying to list every not-so-nice neighbourhood.

Logan is actually not that bad if you are on (for a start) the right side of the tracks. The area is actually changing quite a bit for the better.

It'll help if your sister is attractive though. PM me pics if you want confirmation.

You could probably try places like Underwood, Springwood, Rochedale South. After that you need to go further out...

On the Northside (far northside, towards cabulture) there is Belmere or something. Its a big Devine estate I think, and I'm pretty sure there are places in your budget.

There are houses around Kallangur, Mango Hill and whatnot around the $280,000 -> $350,000 (and higher).

Yeah I'm in springwood but you'd be hard pressed finding anything decent out this way for under $300k

I'd recommend Redbank Plains. There is a few new estates here and is 2 minutes from the Orion Shopping Centre. Orion is only in stage 1 of 6 and will be the biggest shopping centre in the southern hemisphere. Rail is on its way and the Ipswich Motorway is well on its way to being upgraded. Buy now and there will definitely be an acceleration in property value soon in this region.

A lot of people moving out of 2yo homes here where I assume they have lost there jobs or cant afford it any more.

Where the Orion Shopping Centre is deemed the "proposed new city centre" is and so we will become the Parramatta of Sydney so to speak.

Big plans are coming and under way.

As others have said Springwood's a nice area. GF's brother lives out there in a nice 4 bedroom priave house on a no through road with in ground pool. Though he paid $300k odd about 5 years ago for it. I'm sure there's some bargains out there. Nice quiet area.

buy an investment apartment in the valley or city / surrounds
then live in it for 6 months & rent it out / sell it

I live in Everton Park too, around the bowls club/library. There have been quite a few break ins that I've heard about. Our neighbour got broken into 2 times in 3 days...
