Hi Y'all... This question is for my g/f. She has just moved in to a townhouse with her brother and sister. All living space is shared equally. Bedrooms are all located on the top floor of the house. One bedroom is the largest by a little bit and has an ensuite and the other two bedrooms share a bathroom an equal distance from the rooms (all there is on the top floor is 3 bedrooms and a bathroom). One of the bedrooms though, is quite small, and because of the bed they put in there, the wardrobe doors don't open all the way. Rent is $310, and currently they are paying 115, 105 and 90. I thought that the difference between the best room and the worst shouldn't be $25 (which is a f***LOAD over the year that they have the contract for) but don't really know how else to split up the rent. Any input would be great. |

Soudns fair to me? Or allocate it by the proportion of total floorspace (divide the shared bathroom by 2).

115 for a room + ensuite is awesome dude, specially when the others are 105 and 90 for a bedroom and a shared bathroom.

I thought that the difference between the best room and the worst shouldn't be $25 (which is a f***LOAD over the year that they have the contract for) but don't really know how else to split up the rent.The difference between the best and worst also sounds like the best has an actually accessible cupboard + more space to walk in etc. Sounds fair to me. |

$1300 a year for a ensuite is more than I would bother paying, but I think you've got to figure these things out before moving in otherwise someone may feel like they've been screwed or forced into a situation they don't want.

I think that the less fair bit is that the difference between the room with the ensuite and the next biggest bedroom is only $10, and then between the two smaller bedrooms the difference is $15. Shouldn't the room with the ensuite cost a larger difference than the other two bedrooms?

I shared between three for the last couple of years.
For the first year we were in a smaller house, with one bedroom (mine) being a significatly smaller space. I paid $10.00 per week less, and the two girls paid the same amount. The second year in a bigger house, bedrooms were more equal and rent was shared equally. In this situation I think its more than fair to have that $25.00 difference, especially when you take into consideration the biggest bedroom has an ensuite and doesnt need to share the main bathroom, and that the smaller room isnt even completely functional because of its size. |

people can get so tight and stupid about money ... the last roommates were f***ing ridiculous about it so i never bothered to rock the boat ... they had the biggest room and ensuite to and we all payed the same amount of money well i guess thats not a good example though cause i ended up moving out of those f***heads place |

Having your own bathroom is a massive bonus. Particularly for females. Never underestimate the benefit of a reasonably sized bedroom.

Is there a carpark? Who gets the carpark. Only 2 out of the 3 have a car, and the car park is big enough to fit both cars, cept they only park 1 in there cause there is a pool table. The other car has a spot right outside the front door, plus there is ample parking on the street. Parking really isn't an issue and can't be used in deciding rent:( |

Calculate the area of each room (include ensuite and anything else). Calculate the total area of the 3 rooms, then the rest is simple.
area of room X 310 (cost of the house per a month) total area of 3 rooms example: Total area of 3 rooms = 50m2 area of room 1 = 10m2 10/50 x 310 = $62 |

Im renting one of my places for $270, and thats a 4 bedroom house, ensuite, walk ins in all rooms, 2x air cons, 2x secure garage, basically immaculate. I wanted about $290 only that I left it late to organise so lowered it to get someone in there, which I did in the first week, the agent tried telling me I couldnt get anymore then $240 but I know what real estate is like. Where is this townhouse? is it just a simple 2 story, 3 bedroom thing im thinking of? |

House is in hillcrest, im guessing these units are probably on the northside though, still $310 for a unit sounds crazy.
The builder I work for is just finishing up another estate now in regents park also on the southside, these are brand new single story 4 bedroom houses with real nice finishings and the works, which they are renting for $290/$300 p/w and I mean these are real nice houses, new everything inside and out. Im not sure how much the townhouses rent for around here, but id assume maybe $220 $250ish |

My gf pays 370 a week for a 3 bedroom townhouse with 1 garage and s***HOUSE parking, but its in the valley....

Yeah nothin wrong with $310, sounds pretty normal to me
I was paying $220 for a spacious 1 bedroom, which was a f***en steal, considering others in the same area/league were $260-$280. It went up after I moved out.. |

we (3 person flat) had a couch surfer for like a year
despite his using the water/power for that time, I insisted he not pay rent cause paying rent makes him a de facto housemate, whereas I would just have preferred him to leave but yeah in our place the rent is decided by who has the biggest room and who has the car space, not too much difference though because of the relatively large common space that is everyone's. |

A dosser (couch surfer) should pay a minimum weekly fee and his/her share of the bills. I got this brazillion dude dossing in my flat atm, he pays £35 a week, his share of bills, and being that hes a dosser and he knows his place, he cooks and cleans fairly often. |

I prolly spend about 3 - 4 nights there a week... but if I had to pay for it I'd just stay at home. The family is really cool and easy going and I don't think would ever expect any money from me unless I was staying there every night (also because they know I wouldn't bother paying and stay at home). |

I'm at my gfs place 3-4 nights a week. both my gfs room mates are lactose or yeast intolerant so all of them just pay their own food, and I give money to my gf for like half of her food. I dont really shower over there much and gas is pretty cheap. Ill be paying some of the internet bill so they can afford something faster. |

you could all just pay the same amount and rotate the rooms every few 4 months.
i live in a 6 bedroom place, and we all pay the same rent. one bedroom dosnt have aircon, one is really small, one has a half ensuite, one has a proper ensuite, 2 have a nice balcony. everyone seams to be fine with that. Last place i lived in (similar to where you are now) i was paying the same amount of rent, but didnt have a ensuite etc. but if you have a bathroom thats shared between 2 people, its not that big of a deal (imo) how many people in sharehouses actually get food together?? crazy imo. |

yeah imo u shoulda talked the price down..
2 1/2 bedrooms for 310.. bite my balls.. you should pay 250 max most ppl dont realise that real estates are flexable with rents.. put in an offer.. you will be supprised what you can get.. also.. if all 3 are on the lease and everyone is happy atm then whats the problem? if 1 person had signed the house and the other 2 were subbing then i would give the leasee best room and 100 and split the rest between the other 2 |

Technically this is correct - also don't forget the fact that you don't pay rates or body coporate fees if you rent. If you have a good investment portfolio you can get a better return than the growth of equity in a standard residential mortgage. In practice, people spend their disposable income and don't stick to that sort of rigid personal investment planning. Also for most people, the security and freedom of owning and managing your own property would outweigh the marginal financial benefit. Not having some smartarse little prick come round and inepct your home up to four times a year at their convenience has to be worth a few k per annum. |
